COMPLETENESS: Of the 22 methods of real estate investing, Dalbey covers one - note trading. As far as his topic (notes) goes, his program seems to be complete, but only if you buy into all the add-ons and the expensive mentoring. The basic program, which is actually a "teaser", is not complete enough to be of much help to a novice. It should also be noted that the Dalbey "Note Network" program covers just one minor aspect of investing - notes. You should think twice before putting all your eggs (money) into this one, small basket. You would be well advised to find a program that covers all methods of real estate investing, including notes.

 

A note about "notes" - A "note broker" must pass both state and federal licensing exams, and would be regulated by the Securities Exchange Commission (SEC). Unlike the Dalbey program, Bill Vaughn's course, teaches a method of using notes that does not require any licensing and affords unlimited profitability, even with notes that are not investment grade. It is the only course that teaches such a method.

 

COACH COST: Some customers have reported having their accounts drained by us much as $45,000 for mentoring that had little or no value.

 

COACH QUALITY: Coaches are not professional investors - they are trained telephone operators, trained to "up-sell" you into ever-increasingly expensive add-ons. Before investing in this program, read this letter from a gentleman who was one of Dalbey's Senior Directors of Business Development...

 

SUCCESS RATE: Unknown. Of the sources contacted, none are aware of any substantial successes that can be attributed to the Dalbey program.

 

BETTER BUSINESS BUREAU RATING: Fair. Although there seem to be far too many complaints, the Dalbey company does appear to be working to resolve them to the satisfaction of the BBB. We find it troubling, however, that so many complaints make it to the BBB (370 in just 36 months).

 

OVERALL COST: $119.95 to start. Mentoring is up to $15,000 or more (up to $45,000 reportedly). Numerous expensive add-ons, most are necessary for success.

 

COMMENTS: The Dalbey system is best left to professionals with a lot of time and money behind them. And the Dalbey people do not tell you that brokering of notes requires both state and federal licensing and regulation.
