COMPLETENESS: Of the 21 methods listed, Dalbey covers one - note trading. And he fails to mention that trading notes in the manner he suggests requires licensing by both the state and the federal government, and regulation by the Securities Exchange Commission (NOTE: there are better, more effective methods of profiting from notes as detailed in Bill Vaughn's "Simple Man's Guide to Real Estate", and they do not require licensing).

 

As far as Dalbey's topic (notes) goes, his program is not even close to complete unless you buy into all the add-ons and the expensive mentoring (up to $45,000). And unlike Vaughn's and LeGrand's programs, Dalbey coaches are not professional investors - they are trained telephone operators, trained to "up-sell" you into ever-increasingly expensive add-ons. Before investing in this program, read this eye-opening letter from a gentleman who was one of Dalbey's Senior Directors of Business Development...

 

The basic program, which is actually a "teaser", is of no help to a novice. Even for a professional note broker, success would be limited to the availability of good notes. In short, you should think twice before putting all your eggs (money) into such a small basket (notes). You would be well advised to find a program that covers all methods of real estate investing, including notes. It is always wise to have more than one tool in your toolbelt.

 

SUCCESS RATE: Unknown. Of the sources contacted, none are aware of any substantial successes that can be attributed to the Dalbey program.

OVERALL COST: Intitial "teaser" cost is small, to get the customer hooked. Then a strong attempt to up-sell to expensive mentoring and ongoing services (reportedly up to $45,000).
